Why Owners Choose Us

A local team, not a call center three states away

Cozy Getaways manages a deliberately small portfolio of cabins across Fannin and Gilmer counties. Small enough that our founders still know every home by name — and large enough to have real pricing data, in-house cleaners, and our own maintenance techs.

Most owners come to us after being one line item in a national manager's spreadsheet. What changes here is attention: someone drives up your driveway, walks the property, and fixes the small things before a guest ever mentions them.

Full-Service Management

Everything the cabin needs, handled

One management fee covers all of it. No add-on charges for photography, linens, or software.

  • Revenue Management

Rates are reset nightly against local comps, events, and booking pace — not left on a seasonal template.

  • Listing & Marketing

Pro photography, written-from-scratch listings, and syndication to Airbnb, Vrbo, Booking.com and our direct site.

  • Housekeeping & Linens

Our own cleaning teams work a photo-verified checklist after every single departure.

  • Maintenance & Inspections

In-house techs, quarterly deep inspections, and vetted local trades for anything bigger.

  • Guest Communication

Real people answering, seven days a week, from first inquiry through post-checkout follow-up.

  • Compliance & Reporting

Fannin County permits, lodging tax filings, and a clean monthly owner statement with 1099s at year end.

Getting Started

Three steps to a fully managed cabin

  1. Step 1

    Walkthrough

We visit your cabin, talk through goals, and build a realistic revenue projection from real local booking data.

  2. Step 2

    Onboarding

Photography, listing build, smart locks, linens, and licensing. Most homes go live within two weeks.

  3. Step 3

    Earning

You watch bookings land in the owner portal. We handle every guest, clean, and repair from there.

Owner Stories

What owners say after a season with us

  • We switched from a national manager and our net revenue went up almost forty percent the first year. The difference is that someone local actually walks into the cabin.

    Dana & Rob Whitfield

Owners, Ridgeline Retreat — with us since 2021

  • I live six hours away and I genuinely never worry about the place. When a water heater went out on a Saturday, it was replaced before the next guests arrived.

    Marcus Ellery

Owner, Creekside Cottage — with us since 2022

  • No contract lock-in was what sold me. Three years later I have never once thought about leaving.

    Priya Raghunathan

Owner, Fern Hollow Hideaway — with us since 2020

The Market

Blue Ridge is a year-round market

Ninety minutes from Atlanta, Blue Ridge draws leaf-peepers in October, tubers and trout anglers all summer, and a steady stream of couples escaping the city every shoulder-season weekend. That mix is what keeps occupancy from collapsing after fall.

We price into each of those audiences differently — a four-bedroom with long-range views is not sold to the same guest as a one-bedroom hideaway in the hollow. Knowing which is which is most of the job.

  • Peak fall foliage rates from late September through early November
  • Summer river, lake, and hiking demand across all cabin sizes
  • Holiday and winter-cozy bookings that most managers leave on the table
